RENTAL TERMS & POLICIES
Belle Vie Studios rentals are time-based studio access bookings, not leases.
All renters are expected to operate professionally, respect shared space protocols, and adhere strictly to their confirmed access window. These policies exist to protect the studio environment, ensure fairness across all renters, and maintain a clean, efficient workflow for everyone using the space.
By submitting a rental request, booking, or using the studio, renters confirm they have read, understood, and agreed to all terms listed below.

SHIFT STRUCTURE
Belle Vie operates on a fixed-shift reservation model. Rental access is granted only for the specific shift, suite, and reservation window booked.
Shifts are offered in fixed durations based on suite availability and approved booking access. Available shift options may include 4-hour, 8-hour, 12-hour, or extended access shifts .
Shift availability, suite eligibility, and booking access may vary based on reservation type, renter status, and operational availability.
Reservations begin and end according to the scheduled shift selected at booking. Reservations do not automatically continue beyond the scheduled shift end time.
The only circumstance that overrides scheduled checkout is additional time that has been approved and paid in advance.

Reservations must be booked through Belle Vie’s approved booking system unless otherwise authorized by Belle Vie Admin.
Reservation requests, schedule modifications, or payment submission alone do not guarantee rental access.
Rental access is confirmed only after reservation approval (if applicable), full payment, and issuance of a confirmation notice.
Door access credentials are assigned only for the approved reservation window and apply solely to the confirmed renter, suite, and scheduled access period. Door access does not grant rights outside of the confirmed reservation window.

The rental window includes all work, client services, cleanup, exit, and close-out confirmation. Renters must fully vacate the space by the end of their scheduled time.

All rentals rates are processed electronically. Rental access is not guaranteed until payment is received.

Extension Requests
Renters may extend up to 2 hours of additional rental time, requests must be approved at least one (1) hour before scheduled end time

Unapproved overages result in applicable fees.
Consecutive Reservations: Same-day consecutive reservation requests intended to continue occupancy within remain subject to extension notice requirements.
Submitting a new reservation request does not override existing checkout obligations.
Extended Access:
An additional Extended Access Day is available, providing up to 18 hours of access with a fixed suite/station for the day. This option eliminates sharing and must be booked intentionally.Administrative Booking Assistance: Reservation creation, modification, rebooking, or availability reconciliation requiring manual administrative intervention outside standard booking procedures incurs a $25 Administrative Booking Fee.
This fee compensates for manual reservation processing and does not purchase rental time.
Administrative booking fees are assessed per manually processed reservation transaction.

Checkout Procedures:
Renters must return the space clean, orderly, and reset at the end of each session. All personal items must be removed. Checkout is complete only when all closeout requirements have been satisfied:
renter exits
room reset
equipment off
door secured
photos submitted
The only circumstance that overrides scheduled checkout is approved and paid additional access.
Close-out is time-stamped based on when confirmation is received. Failure to submit on time may result in fees.

Notifications:
Renters must promptly notify the studio if:
The space is not clean or reset upon arrival
Damage occurs to the suite or equipment
Maintenance issues are observed
Shared supplies require restocking
Failure to report issues may result in responsibility being assigned to the current renter.
Fees, payment & Acknowledgement:
Applicable fees may include:
Late Checkout Fee — $25
Failure to complete checkout by scheduled end time.
Does not purchase additional rental time.Administrative Booking Fee — $25
Manual booking/modification outside standard process.

Failure to reset suite properly.

Improper use of entry systems requiring on-site intervention.
Renter Impact Fee — $25+

Fees are applied based on observed use and policy compliance.
All applicable fees are processed electronically. Peer-to-peer payment apps are not accepted.
Payment of fees resolves the financial obligation associated with an incident but does not waive future enforcement or access restrictions.
By booking or using the space, the renter confirms agreement to all terms listed above. These terms supersede any prior verbal or written agreements.

All rentals are reserved exclusively for the renter. Rental payments are non-refundable.
Cancellations, late/client cancellations, or failure to use reserved time do not release payment obligation.
Missed time cannot be credited, transferred, or applied to future rentals.
Repeated violations, no-shows, or misuse of space may result in loss of booking privileges, access restrictions, or termination of rental eligibility.

No renter owns or permanently reserves a station unless explicitly granted through an approved access arrangement.
Guests & Riders:
Additional guests are not permitted without approval.
Clients requiring an accompanying guest (children, elderly, accessibility needs) must be approved in advance.
Riders or assistants:
Must be disclosed
Must be approved
Require ID submission

Use of towels and the washbowl is included with rental access.
Towels must be used responsibly and placed in the designated area at close-out.
Towels may not be removed from the studio. Excessive use, misuse, or failure to reset may result in a clean-up or supply fee.
The washbowl area must be cleaned and left ready for the next renter.
Light personal food and beverages are permitted.
All food-related trash must be disposed of outside the building.
Food trash may not be left in suite trash cans, common areas, or restrooms.
Failure to properly dispose of food waste may result in a clean-up or renter impact fee.
